Villas for Sale in Uluwatu

Uluwatu sits on the south-western tip of the Bukit peninsula, a dry limestone landscape of cliffs and world-famous surf breaks. On Nest Bali the area covers Pecatu, Padang Padang, Suluban and Dreamland. Villas for sale here range from cliff-edge homes with ocean views to simpler houses set further back on the plateau, and buyers are often drawn by the surf, the sunsets and a more spread-out, relaxed feel than the Canggu side of the island.

Owning on the Bukit comes with its own checklist. Ask how the property gets its water, since supply is worth checking on the dry peninsula, and look at how the building handles sun, wind and salt air. Check the access road, as some homes are reached by steep or rough tracks, and find out what is planned on neighbouring land, because ocean views can be built out. For leasehold villas, compare the remaining lease years carefully. Holiday rental interest exists, but it depends strongly on views, access and finish, so be cautious with any projections.
