Bali Rent Prices by Area: What Long-Term Rent Costs in 2026

On 6 October 2026, long-term rentals on Nest priced by the year asked a median of Rp 400 million a year, and those priced by the month a median of about Rp 43 million a month. Bali rent prices also vary by area: the yearly median runs from about Rp 325 million in Pandawa & Kutuh to Rp 550 million in Uluwatu and Bingin.
This guide gives the median asking rent in every area with at least 10 rentals on Nest, medians by number of bedrooms, and how the figures were worked out.
What does long-term rent cost in Bali in 2026?
On the data date, Nest had 1,491 long-term rentals. Most are priced by the year: 1,151 give a yearly price and 344 a monthly one, and only 11 give both. These are largely different homes, so this guide keeps the two apart and never turns a monthly price into a yearly one.
The figures describe furnished villas: almost every rental on Nest is a villa (1,395 of 1,491), and almost all are listed as furnished (1,461). They are not a guide to the price of a rented room or an unfurnished local house.

The table covers every area with at least 10 rentals on Nest, from the highest median yearly rent to the lowest. The number in brackets is how many listings the median comes from. A dash means fewer than 5 listings in that area have that kind of price, too few for a median. Each area name opens its page with the current figures, and you can also browse all long-term rentals in Bali by area.

Nest has only a handful of rentals in Sanur (8), Balian (6), Kuta (6) and Legian (5), too few for most medians; Sanur's 7 yearly-priced listings have a median of Rp 425 million. On the data date Nest had no rentals in Amed, Lovina or Nusa Penida & Lembongan.
Where is rent cheapest, and where is it highest?
By median yearly rent, the dearest areas on Nest are on the Bukit peninsula in the south and along the coast around Canggu:
- Uluwatu and Bingin: Rp 550 million (76 and 25 listings). Bingin's area lies inside Uluwatu's, so the two share listings.
- Berawa and Pererenan: Rp 500 million (84 and 37 listings).
- Canggu: Rp 480 million, from 204 listings, the largest sample of any area.
The lowest yearly medians sit close together:
- Pandawa & Kutuh: about Rp 325 million (42 listings).
- Denpasar: Rp 329 million (48 listings); 49 of its 58 rentals are villas.
- Nusa Dua: Rp 330 million (21 listings).
- Tumbak Bayuh & Buduk and Tabanan: about Rp 340 million and Rp 342.5 million (112 and 34 listings).
The monthly order is different, and it rests on far fewer listings. Bingin (about Rp 124 million, 10 listings) and Uluwatu (about Rp 88 million, 32) have the highest monthly medians; Tabanan (Rp 25.5 million, 36), Kedungu (about Rp 28 million, 30) and Denpasar (about Rp 28 million, 11) the lowest. Nusa Dua and Pandawa & Kutuh have just 3 monthly-priced rentals each, too few for a median.
How does rent change with the number of bedrooms?
The more bedrooms, the higher the median rent. Across Bali, the median yearly rent climbs from Rp 245 million for one bedroom to Rp 795 million for five or more.

Two and three bedrooms are by far the most common sizes, with 505 and 501 rentals. Rentals that don't state a number of bedrooms are not in this table.
Is an area expensive, or are its homes just bigger?
The area table mixes all sizes, and in every area below with both figures three bedrooms ask more than two, so an area with many three-bedroom villas can show a higher median than one with mostly two-bedroom homes. Comparing the same size shows which areas ask more. Median yearly rent for two and three bedrooms:

Three things stand out:
- Uluwatu and Bingin ask more than the Bali median at both sizes. A three-bedroom rental there has a median of Rp 975 million a year, against Rp 472.5 million across Bali.
- Canggu has more three-bedroom homes than its neighbour Tumbak Bayuh & Buduk, and asks more at two and three bedrooms. Its median of Rp 480 million is well above Tumbak Bayuh & Buduk's (about Rp 340 million). 116 of Canggu's 272 rentals have three bedrooms, against 31 of Tumbak Bayuh & Buduk's 146, where two bedrooms (65 rentals) is the most common size. At two bedrooms Canggu asks Rp 385 million against about Rp 302 million, and at three Rp 532 million against Rp 378 million.
- Seminyak asks less than nearby Kerobokan and Umalas on Nest, also at two and three bedrooms. Two bedrooms: Rp 300 million, against Rp 350 million in Kerobokan and Rp 360 million in Umalas. Three bedrooms: Rp 423 million, against Rp 528 million and Rp 600 million. Kerobokan's box covers a third of Seminyak's, and rentals in that strip count in both.
Some medians rest on few listings: Tabanan's three-bedroom median of Rp 650 million comes from 7 listings, and Nusa Dua's from 5. Check the number in brackets before you rely on a figure.
Why don't monthly and yearly rents match?
Because they mostly come from different homes. Kedungu shows it clearly. Its monthly median is one of the lowest on Nest (about Rp 28 million, 30 listings), while its yearly median sits mid-table (Rp 396 million, 15 listings). Most of its monthly-priced rentals are small: 5 have one bedroom and 14 have two. Its yearly-priced rentals are bigger: 4 have two bedrooms, 4 have three, 4 have four and 3 have five or more.
So a monthly median times 12 tells you nothing reliable about a yearly contract, and the reverse is just as true. Only 11 rentals on Nest give both prices, too few to compare the two area by area.
Monthly prices are common in Kedungu (30 of its 45 rentals), Tabanan (36 of 70) and Pererenan (30 of 65), and least common in Pandawa & Kutuh (3 of 47), Ubud (8 of 71), Jimbaran (10 of 85) and Nusa Dua (3 of 24).
How were these figures calculated?
- Asking prices on Nest. Every figure is the price a listing asked on Nest on 6 October 2026: what the owner or agent listed, not the rent finally agreed, and not the whole Bali market.
- Public listings only, each property once. A listing is only shown on Nest once the person or agency behind it has verified their identity. When several agents list the same property, it counts once.
- Medians, not averages. The median is the middle listing when all are sorted by price, so a few very expensive villas can't pull it up the way they pull up an average. A median is given only when at least 5 listings have that price.
- Monthly and yearly kept apart. The monthly median comes from listings priced by the month, the yearly median from listings priced by the year. One is never converted into the other.
- An area is Nest's map box. Each area is the box on the map that its Nest area page uses, not an official village boundary. Some boxes overlap, for example: Berawa's lies inside Canggu's, as does most of Pererenan's (which also overlaps Seseh's); Bingin's lies inside Uluwatu's; most of Kedungu's lies inside Tabanan's; and Kerobokan's covers more than half of Umalas's and a third of Seminyak's. A rental in an overlap counts in both areas, and rentals outside every box count only in the Bali-wide figures, so adding up the rows doesn't give the Bali total.

How much should you budget?
For a two-bedroom home priced by the year, the median asking rent on Nest is Rp 334 million across Bali; for three bedrooms it is Rp 472.5 million. Listings of both sizes ask more than that in Uluwatu, Bingin, Pererenan, Canggu, Umalas, Seseh and Kerobokan. The lowest two-bedroom medians are in Nusa Dua, Pandawa & Kutuh, Tabanan, Denpasar and Jimbaran, from Rp 222.5 million to Rp 278 million.
