Canggu Long-Term Rent Prices 2026: Areas and What to Expect

Canggu long-term rent prices on Nest sit at about Rp 480 million a year for homes priced by the year and about Rp 41 million a month for homes priced by the month (medians of asking prices on 6 October 2026). By size, a two-bedroom home typically asks about Rp 385 million a year and a three-bedroom about Rp 530 million.
These figures come from the 272 long-term rentals Nest showed in Canggu that day, with Canggu meaning the area as the Canggu long-term rentals page draws it on the map. Below: prices by size, the neighbouring areas, daily life and traffic, and what to ask at a viewing.

Most Canggu rentals on Nest are priced by the year: 204 listings give a yearly price and 70 a monthly one. Apart from 3 listings that give both, these are different homes, so one median can't be turned into the other: dividing the yearly figure by 12 tells you nothing about what the monthly listings ask. And 3 listings are too few for a like-for-like comparison.
Canggu's yearly median is above the Bali-wide figure of about Rp 400 million, while its monthly median is slightly below Bali's, about Rp 43 million.
The figures describe furnished villas more than anything else. Of the 272 listings, 247 are villas, 20 are apartments, 3 are houses and 2 are rooms in a villa, and 259 are listed as furnished. If you are looking for a room or an unfurnished house, these medians are not your benchmark: Nest has very few such listings in Canggu.

A dash means fewer than 5 listings, too few for a median. Listings without a bedroom count are left out, so the rows add up to fewer than 272.
Three bedrooms is the most common size, with 116 listings. When you compare villas of different sizes, the rent per bedroom is a useful yardstick: in Canggu its median is about Rp 21 million a month (70 listings) and about Rp 180 million a year (180 listings).
Which neighbourhoods count as Canggu on Nest?
Listing sites draw Canggu differently. Agency guides split it into sub-areas: Bali Home Immo, for one, calls Berawa the most developed, Batu Bolong and Echo Beach the denser, noisier core near the surf, and Pererenan quieter and more residential, with rice-field views.
On Nest, each area is a box on the map, and boxes can overlap:
- Berawa lies entirely inside Canggu's box.
- Pererenan lies mostly inside it; its western edge reaches beyond.
- Seseh, the coast west of Pererenan, has its own box, which overlaps a corner of Canggu's.
- Tumbak Bayuh & Buduk, the belt to the north and north-east, and Padonan, the strip to the east, have boxes of their own that touch Canggu's along one edge. On 6 October 2026 no listing was in both.
- Umalas is kept separate from Canggu.
So the Canggu figures already include all of Berawa's listings, 55 of Pererenan's 65 and 12 of Seseh's 83. The rows in the next tables overlap: don't add them up.

What the tables show:
- Three bedrooms ask about the same in four of the six areas. In Canggu, Berawa, Pererenan and Seseh the yearly median sits between about Rp 520 million and Rp 545 million. Tumbak Bayuh & Buduk (about Rp 378 million) and Padonan (about Rp 402 million) ask clearly less for the same size, and they also have the lowest two-bedroom medians.
- The headline median can mislead. Berawa's overall yearly median (Rp 500 million) is above Canggu's, yet its two-bedroom median (about Rp 334 million, from 13 listings) is below Canggu's (Rp 385 million). Pererenan's two-bedroom figure is the highest, but it rests on only 15 listings.
- Monthly medians are shakier. They rest on fewer listings (from 18 in Padonan to 70 in Canggu), so small gaps between them mean little.

What is daily life in Canggu like?
Surf, cafés and coworking
Canggu is a village in North Kuta, in Badung, and its pull starts at the beach. Indonesia's official tourism site describes a wide black-sand beach known around the world for its surf, with hotels, villas, restaurants and cafés nearby, about 18 km from Denpasar and 45 minutes by car from the airport. Its surf guide describes Old Man's at Batu Bolong as a popular spot for beginners and intermediate surfers: a sandy beach break with gentle, forgiving waves, best in the dry season from May to September and most consistent in the mornings.
Work is part of the picture too. The same site calls Canggu "the pulsating heart of the nomad scene", with coworking spaces known for networking events and for being close to the surf. Researchers writing in The Conversation in February 2026 describe what grew up around remote workers there: coworking spaces, luxury villas, cafés built around work-life balance and multinational communities. They also describe the other side: lower-paid local residents and workers moving to the outskirts, or out of Canggu, because they could not keep up with rising rents.
Traffic
The downside is traffic. In January 2025 detikBali described Jalan Raya Denpasar-Tanah Lot, heading west from the Kerobokan junction, as the only access road to Canggu: often packed in the morning and afternoon rush, with cars sometimes stuck for hours during holidays, and narrower than an arterial road should be.
The regency is building alternatives. In August 2026 the regent of Badung said congestion in Canggu and Tibubeneng hampers getting around, Antara reported. He said a link of about 4.7 km from Canggu through Berawa, Banjar Umalas, Seminyak and Kedampang to Teuku Umar Barat was being built, and that he hoped it would be finished by the end of December 2026. A shortcut from Gatot Subroto Barat in Denpasar is, he said, projected for the 2027–2028 budget years as a longer-term step. In July 2026 he told NusaBali that land was being acquired that year to continue the Tibubeneng shortcut westward. These are plans and hopes, not opening dates.
Until those roads open, where your villa sits shapes your days. Bali Home Immo's rental guide makes the point for Canggu that micro-location matters: some streets are calm, others are affected by traffic, nearby venues or construction. Before you sign, ride from the villa to the places you will go every day, at the hour you would normally go.
What does the rent include?
Two villas at the same rent can cost quite different amounts to live in. Bali Home Immo's long-term rental guide (March 2026) reports that:
- pool and garden care is often included in monthly rentals, less consistently in yearly ones;
- cleaning is sometimes included for monthly stays, anywhere from daily to weekly or on request;
- internet is common in monthly rentals but not always in yearly ones, and its speed shouldn't be assumed;
- electricity is frequently paid separately, and heavy air-conditioning use can change the bill a lot;
- water comes either from the public water company (PDAM) or a deep well, so ask which one and how it is paid;
- in some neighbourhoods there may be a fee to the banjar, the local community council, so ask whether there is one and who pays it.
For yearly rentals, the same agency's Canggu page says most are paid as one lump sum at the start of the 12 months, some owners accept half upfront and half partway through the year if you negotiate it, and a security deposit is typical on top.
At the viewing, the same guide suggests testing the internet live, checking the water pressure, the hot water and the air-conditioning in each bedroom, looking for musty wardrobes or stains on the ceilings, and asking directly about construction next door. Then ask:
- What exactly does the price cover, and what will I pay on top? Ask for the answer in the contract.
- What is on the inventory, and is it attached to the contract?
- When is the deposit returned, and does the contract say so?
Never pay a deposit or a down payment before you have seen the villa and signed a contract with the person who has the right to rent it out.
Buying instead? Homes for sale in Canggu
Nest had 110 homes for sale in Canggu on 6 October 2026, with a median asking price of about Rp 5.9 billion. Most were leasehold: 80 listings state a lease, with a median of 25 years, while 12 were listed as freehold and 18 didn't state their tenure. Start from the size you need. On Nest in October 2026, a two-bedroom home in Canggu asked about Rp 385 million a year and a three-bedroom about Rp 530 million, with clearly lower medians in Tumbak Bayuh & Buduk and Padonan. Then shortlist on what the price hides: what is included, how quiet the street is and how long your daily ride takes at rush hour. These are asking prices, not the price you will finally agree with an owner, and we refresh them every quarter.
