Where to live in Bali: Pererenan vs Canggu vs Umalas

If you are deciding where to live in Bali and your shortlist is Pererenan, Canggu or Umalas, the short answer is: Canggu for the most choice and the busiest streets, Pererenan for a calmer village next door with its own beach, and Umalas for quiet inland lanes and more of the biggest villas. None of them is simply the cheap option: on 6 October 2026, the median yearly asking rent of listings on Nest was Rp 500 million in Pererenan, Rp 480 million in Canggu and Rp 450 million in Umalas, and the order changes with the number of bedrooms.

How do rents compare in Pererenan, Canggu and Umalas?
All figures are asking prices of listings on Nest on 6 October 2026, as medians (the middle price, not the average). Each area is the area as Nest's area page draws it on the map. A figure appears only when at least 5 listings back it; n is the number of listings behind it.

Three things to know:
- Monthly and yearly rents are different listings. Most villas are priced one way or the other; only 2 or 3 per area carry both prices. Don't multiply a monthly figure by 12 to compare it with a yearly one.
- The areas overlap. Nest's Canggu area takes in all of Berawa and most of Pererenan, so most Pererenan listings also count in Canggu's figures. Umalas starts where the Canggu area ends to the east, although its southern part overlaps the Kerobokan area.
- These are villa rents. Villas make up 60 of Pererenan's 65 rentals, 247 of Canggu's 272 and 189 of Umalas's 203. If you want a room or a simple house, these medians are not your benchmark.
For scale, the Bali-wide medians on Nest that day were Rp 400 million a year (1,151 listings) and about Rp 43 million a month (344 listings). All three areas are above the Bali-wide yearly median; by the month, only Umalas is.
Which area is cheapest for the villa size you need?
Comparing the same number of bedrooms takes out the biggest distortion: how many small and large villas each area has.

A dash means fewer than 5 listings. What the tables show:
- Two bedrooms by the year: Umalas (Rp 360 million) and Canggu (Rp 385 million) are well below Pererenan (about Rp 467 million).
- Three bedrooms by the year: Canggu and Pererenan are close; Umalas is the dearest at Rp 600 million.
- Big villas: Umalas has 13 rentals with five or more bedrooms, against 3 in Canggu and 2 in Pererenan; the 10 of them priced by the year have a median asking rent of about Rp 1 billion.
- By the month: Pererenan and Canggu ask the same for one and three bedrooms. Umalas asks more for one and two bedrooms and a little less for three. These monthly groups are small, so read small gaps with care.
Why Pererenan looks cheapest by the month and dearest by the year
Pererenan has the lowest monthly median of the three and the highest yearly one, and the bedroom mix doesn't explain it away. Per bedroom (rent divided by bedrooms, as a median), Pererenan's yearly listings ask the most: about Rp 233 million, against about Rp 181 million in Canggu and about Rp 193 million in Umalas. Its monthly listings ask the least: Rp 20 million per bedroom, against about Rp 21 million in Canggu and Rp 25 million in Umalas.
Several expat guides call Pererenan and Umalas the cheaper alternatives to Canggu. Nest's asking prices only partly agree: by the year, Umalas asks less than Canggu for one and two bedrooms, but by the month it asks more; Pererenan's monthly listings ask the same as Canggu's or less, but its yearly listings ask more. Pererenan's groups are small (11 to 15 yearly listings per bedroom count), so treat this as one day's asking prices, not a rule.
What is Canggu like to live in?
Canggu has the most choice: 272 rentals on Nest, 204 priced by the year and 70 by the month. Residents' guides describe a younger crowd of entrepreneurs and digital nomads, surf breaks, cafés, gyms, yoga studios and coworking spaces, with events on most days. Batu Bolong is described as the home of its surf culture and nightlife.
The price is traffic. In June 2026 the head of Badung's transport office told NusaBali that Canggu's roads are nearly all the same width and all crowded, which makes one-way schemes hard to introduce. In January 2025 Badung's public works head blamed a narrowing for the jams on the Canggu–Tanah Lot road, and detikBali described the road into Canggu from the Kerobokan junction as often packed in the morning and evening rush. One guide warns that a trip that looks five minutes away on a map can take 20 to 30 minutes at peak times.
Suits people who want cafés, the beach and coworking close by, a social scene and the widest choice of villas; less so anyone who must drive out of the area at rush hour every day. Browse long-term rentals in Canggu.
What is Pererenan like to live in?
Pererenan is Canggu's western neighbour and a village of its own: the official profile of Canggu village names Pererenan as its border to the west, and Pererenan belongs to Mengwi district, while Canggu and Umalas are in North Kuta (Kuta Utara). Guides describe it as quieter and greener than central Canggu, with good cafés and a grey volcanic-sand beach much less crowded than Batu Bolong, better for walks and sunsets than for swimming.
It is changing fast. A March 2026 rental guide notes newer villas and rapid development. In January 2025 the local news site Pancar Pos quoted the head of a local subak (a farmers' rice-irrigation association) urging the authorities to act against villas suspected of going up on protected rice fields, and saying Pererenan's lanes now look shabby and narrow because of illegal parking. These are one local leader's allegations, not official findings.
On Nest, Pererenan has 65 rentals, and it is the only one of the three where monthly listings come close to yearly ones: 30 monthly, 37 yearly.
Suits couples, families and remote workers who want a calmer base with a beach, a short ride from Canggu's cafés; less so daily commuters to south Bali, or anyone counting on a rice-field view staying open. Browse long-term rentals in Pererenan.
What is Umalas like to live in?
Umalas lies inland, east of Canggu and next to Kerobokan, in North Kuta, and has no beach. Expat guides describe a quiet residential neighbourhood, not a tourist area, with leafy lanes and long-term neighbours, popular with families and long-stayers.
On Nest it has 203 rentals, 165 priced by the year and 40 by the month, and more of the largest villas than either neighbour.
Check the access road in the rainy season. In June 2026 Bali Post reported a flood-control project at the tender stage for Jalan Kerobokan, Jalan Basangkasa and Jalan Umalas, where floods often disrupt residents in the wet season.

How far apart are they, and how bad is the traffic?
The three areas touch. Pererenan borders Canggu directly, and on Nest's map most of Pererenan lies inside the Canggu area. Umalas begins where the Canggu area ends to the east. Guides put Umalas about 10 to 15 minutes from central Canggu; at peak times, allow much longer.
Badung has announced plans, not finished roads. In August 2026 Badung's regent said a 4.7 km road linking Canggu, Berawa, Banjar Umalas and Seminyak to Teuku Umar Barat was being built and that he hoped to finish it by the end of December 2026, while a shortcut from the Gatot Subroto Barat area is projected for the 2027–2028 budget years (Antara). In September he described a plan for that route as a 2.4 km tunnel under Jalan Kerobokan, possibly with electronic road pricing, partly to stop more rice fields being built on; a technical study was under way (Bali Post). Judge each area by today's traffic, not by roads still to come.
A practical test before you sign: ride from the villa to the places you will use every day, such as work, school, the gym and the beach, in the morning and late-afternoon rush.

What should you check before renting in any of the three?
- What the rent includes, in writing: pool and garden care, cleaning, internet (test it on a video call), electricity, water and banjar fees (a banjar is the local community council of a neighbourhood).
- Building plans next door and traffic noise. Ask, and look at the empty plots around the villa.
- The access lane after heavy rain, especially around Jalan Umalas and Jalan Kerobokan.
- Who you are paying. Meet the owner or agent, see the villa and sign a contract before any deposit changes hands.

Pick the area for the life you want, then compare villas of the same size and payment type. Spend a few days in the one you favour, view villas in all three, and do the rush-hour test before you sign.
